● Is it safe for a foreigner to buy and own property in Panama?
Yes, it is safe. Foreigners have almost the same rights for buying
properties as Panamanians with one exception - foreigners cannot own
properties within 10 miles from Panama borders. A property can be owned
by a person as well as by a corporation that sometimes can be used to
reduce taxes. Another type of ownership is possession, that kind of
properties are owned by the government that issued the possession right
to the owner for a specific term.

● What is the process for buying real estate in Panama?
First we help you to find a property you like, than it is recommended to make a
reservation of the property to take it out from the market (usually it can be
made with 5-10 thousand dollars that can be returned if you’ll change your mind
within 10-30 days or used to pay the property if not), you sign the contract and
start to make initial payment that usually are 30% of the price and divided in
three part that are paid 10% at signing of the contract, 10% six month and
another 10% one year after signing the contract, the rest 70% are paid on the
building completion. After complete price is paid we help you to receive the
property title and you become the new owner of the property. However that
process can be different in many aspects depending on the type of property,
construction state and other things.

● Does the purchase contract must be in Spanish or it can be in other language?
It can be in any language that all signing parts understand. Usually all the
contracts are provided in two languages Spanish and English, however if you do
not understand any of the languages of the contract we can provide you certified
translation.

● Can I have a private beach if I own beach front property?
By the law of Panama first 22 meters of a beach counting from high seas is
always must be public, also you cannot block access to the beach if there are no
other beach entrance within a 1000 meters.

● How long does it take to purchase property in Panama?
Usually all the process can take from 3 up to 6 weeks. However that time can
significantly vary due to many factors such as negotiations with owner, mortgage
issues and any other additional work that can be required to close a deal.

Property purchase can cost starting from 1000 up to 2000 dollars and that cost

the charges starting from 200 up to 500 could be applied to make property tax

● Who pays purchase expenses – the buyer or the seller?
It is a law in Panama that the seller pays title transfer taxes, all other costs
is usually paid by the buyer; however it is possible that the buyer and seller
have an agreement that they will share the costs.

● Are there any taxes that I as a real estate investor have to pay in Panama?
There are no special real estate investor’s taxes; only tax that you will have
to pay is a tax over your locally generated income, the same way that every
local person pays it here. That tax declaration must be made annually.

● How much is the property taxes in Panama?
Panama’s property tax is paid annually and its amount depends on a registered
property value. Properties with a value less than 30,000 dollars are exempt from
the tax, 30,001-50,000 dollars pays 1.75%, 50,001-75,000 pays 1.95% and
properties that cost more than 75,000 pays 2.1%. The tax over the land value and
construction are calculated separately and then summed. That is more convenient
because new construction can have 20 years of the tax exoneration.

● Is there capital gain tax when you are buying or selling property?
Yes there is the tax over a capital gain that is measured as a 10% from a
difference between registered value and new sale price.

● Does Panama have inheritance taxes?
No, there are no inheritance taxes, but the whole process of inheritance
acquisition can be lengthy and any way you will have to pay your lawyer’s fees.

● Does an escrow service can be used for a property purchase?
It is not common here to use an escrow service for a property purchase; however
an escrow payment can be made through a bank.

● Can I get a mortgage to finance my purchase if I am foreigner?
Yes you can, but the maximum amount of financing that you can pretend on is 70%
(more realistic is 60%), also you will have to prove your economic solvency by
providing documents that shows your income, bank account balance and other that
may be requested by the bank. Also it is usually harder to get a credit for a

bank to bank and usually are from 6.5% to 8%.

● Is insurance required for a mortgage?
When you are trying to get a financing for a property you must be eligible for a
life insurance and the property itself required having fire insurance.

● Are there any privileges for getting mortgage if I am retiree?
Yes, if you have Pensionado status (have Pensionado Visa and prove that you
receive pension of $1000 per month) and if you are of a certain age you can be
eligible for a special interest rate discount.

● Are there any mortgage privileges for first time buyers?
If you are buying a residence with a price less than $62,500 you can be eligible
for a so called “preferential interest” that is lower than normal rates. Each
bank can have different conditions of issuing mortgage credits, such as credit
terms, limits and rates.

● Is there a penalty if I decide to cancel a mortgage before the end of its term?
Sometimes there is a penalty sometimes there are not, all depends from the bank
that is issuing a mortgage. Sometimes the penalty can be applied only if you
pay of mortgage in first 10 years.

● What documentation is required for foreigners to obtain a mortgage?

That money can be invested partially to the real estate property and the rest should be deposited as a time deposit in the national bank. If you have a pension that is not less than $1,000 a month or can make a deposit to the bank that will generate as minimum $2,000 of monthly interest you are eligible to become a resident.

Yes, you can bring them. Veterinarian in the airport will check them and will

● How is the weather in Panama?
